Pricefinder provides real estate agents a quick and easy reference to the estimated price of a property within the current market or any time in recent history. Locations that work well have a good market turnover. Property types that work best are standard houses and units. Townhouses are treated as units within pricefinder, which may result in many town-homes being undervalued in some cases. Locations that generally do not perform well using models include non-metro areas, prestige and properties with water views.

  • How does the model work with houses in very poor condition?
  • Property in very poor condition may be over-valued, as it is often compared to sales of properties in normal or good condition. Whilst the model attempts to adjust its estimate based on condition, knock-down properties may also be over-estimated.
  • Adding parking spaces some times does not change the estimate. Why is this?
  • In inner city areas, parking often adds a premium to the property. In some cases, the model will not be able to use parking as a variable and automatically removes it. If you are entering a property that has parking and the estimate is undervalued, it may be due to this.
  • Will I get charged a transactional fee in the future?
  • No. Pricefinder is free to use as many times as you wish with your pdslive.com.au membership.
  • How well does it work?

  • How do I edit an attribute?
  • Click on EDIT icon (the pencil) to update the subject property details.
  • How do you calculate the pricefinder estimate?
  • The pricefinder estimate is based on data and statistical models. It is not a replacement for a professional valuation and should be used as a guide only.
  • What is the importance of the sample size?
  • Larger sample sizes (typically 20 or more) generally offer better estimates. If the number is too low, it will be reflected in the confidence indicator (red).
